Silver Spurs Ranch

Silver Spurs Ranch is one of the best selling mountain ranches in Huerfano County due to its gentle terrain and open, expansive, breathtaking views of the Sangre de Cristos Mountians, Spanish Peaks Mountains, and Greenhorn Mountain. With approximately 6,000-7,000 total acres and, at an elevation of 6300-6800 feet, this mountain land is peaceful and secluded, though only minutes from town. The tree coverage here is predominately cedar and pinion. You'll find lots of deer, antelope, and an occasional black bear. Many of the parcels are ideal for horses as this was once a large working cattle ranch before subdividing. Nearby Walsenburg, Colorado has a small hospital and a dialysis center as well as that quaint, old mountain town atmosphere. Lathrop State Park is just down the street and provides many recreational activities to complement local lifestyles.

    No structure of temporary character, recreational vehicle, camper unit, trailer, basement, tent, or accessory building shall be used on any parcel as a residence.

    Home Sizes: All primary dwellings shall consist of not less than 1,000 square feet of living space.

    Number of Dwellings: Not addressed in covenants - must abide by Huerfano county regulations.

    Set-Back Requirements: No structure may be erected within one hundred feet of the right-of-way line of any road within Silver Spurs Ranch, nor within fifty feet of any side or rear line of any parcel unless approved by the Property Owners Association Board.

    A ten foot utility easement or such greater distance as may be required by the utility company making the extension is hereby set aside on each side of all side and common rear lot lines and a twenty foot utility easement is hereby set aside on the interior side of all exterior lot lines.

    Home-Based Offices: No commercial activity shall be permitted unless approved by the Property Owners Association Board.

    Animals: Animals will be allowed on Silver Spurs Ranch for personal use of parcel owners. Any animals raised for commercial activity must be approved by the Property Owners Association. Commercial feed lots and swine shall be prohibited from Silver Spurs Ranch.

    Roads: The POA will provide upkeep and improvements to all non-county roads in Silver spurs Ranch.

    Camping: Recreational vehicles, camper units and tents may be used for vacation camping for periods not to exceed a cumulative total of ninety days in any calendar year.
