Spirit Mountain Ranch - Mountain ranch subdividions in southern Colorado At an elevation of 7,000-7,550 feet this is one of the premier mountain ranch subdivisions in the Apisipha River Valley, and you are only some 15-20 minutes from the San Isabel National forest via Cordova Pass Road. This ranch has one of the strongest spiritual connections with the Wah-ha-toyas we've ever felt. We think that this spiritual connection is really why this ranch is called "Spirit" Mountain. There is a peace and tranquility here that transcends your worldly cares the moment you drive through the gate. This is one of our favorite mountain ranch subdivisions. It is popular with buyers because of the gentle mountain terrain that includes those mountain ridge-tops, meadows, canyons with seasonal creeks, and views of the Spanish Peaks. This is a virtual haven for local deer, elk, bear, and other wildlife too. Some of the parcels are just perfect for horses while others offer perfect mountain retreat land with those 'in your face' views of the Peaks. The snow on the Peaks during the winter season adds to the tranquility and closeness of the Wah-ha-toyas, and in the springtime the open rolling meadows are highlighted by an incredible array of wildflowers. Location: Located in Gulnare, Colorado. Go approximately 16 miles north of Trinidad, Colorado to Aguilar, Colorado, then 8.5 miles west of Aguilar to the ranch on CR 43.7 to Gulnare, CO.

    Home Styles: No structure of temporary character, recreational vehicle, camper unit, trailer, basement, tent, or accessory building shall be used on any parcel as a residence. Modular homes must be given the prior approval of the POA Board. Any structure must be on permanent footing and foundation. Mobile homes are not permitted on any parcel within Spirit Mountain Ranch.

    Home Sizes: Not less than 1,000 square feet of living space.

    Number of Dwellings: Not specifically mentioned. Must refer to and abide by Las Animas County regulations.

    Set-Back Requirements: No structure may be erected within 50 feet of the right-of-way line of any road within SMR, nor within 25 feet of any side or rear line of any parcel unless approved by the POA board. A 10 foot utility easement is set aside on each side of all side and common rear lot lines, and a 20 foot utility easement is set aside on the interior side of all exterior lot lines.

    Home-Based Offices: No commercial activity shall be permitted unless approved by the POA board. Home offices are usually considered acceptable provided the home office does not attract a lot of non-owner traffic on POA roads.

    Animals: Animals will be allowed on SMR for the personal use of parcel owners. Any animals raised for commercial activity must be approved by the POA. Commercial feed lots and swine shall be prohibited.

    Roads: The POA will provide upkeep and improvements to all non-county roads in SMR.

    Camping: Recreational vehicles, camper units and tents may be used for vacation camping for periods not to exceed 90 consecutive days in any calendar year. (The POA has allowed property owners to leave recreational vehicles, trailers, etc. on lots for extended periods of time as long as they are not used as permanent residences and are "out of sight" from the POA access roads.)
